Hitwise Ranks remax.com No. 2 on Quarterly Top 10 List

Based on share of visits among all U.S. Web sites in the "Business and Finance - Real Estate" category, remax.com is a Hitwise Top 10 Award winner at No. 2 for the quarter ending March 2008.

The Hitwise Top 10 Award recognizes Web sites from over 160 industries that are leaders in their field.

In March alone, remax.com received nearly 6 million hits. About half of them were direct, which means 3 million hits came from top-of-mind brand recall and consumers typing in "remax.com" to access the Web site.

Continuing efforts to increase visibility of remax.com through TV, print and radio ads, plus Search Engine Marketing strategies, put remax.com into the second-place position ahead of competitors such as homegain.com, realestate.com, century21.com and coldwellbanker.com.

Widespread RE/MAX Report Examines Affordability in Canada

A new report from RE/MAX of Western Canada and RE/MAX Ontario-Atlantic is making waves.


The region's RE/MAX Affordability Report, which found that first-time buyers remain steadfast in their determination to buy a home despite home-buying activity slowing in Canada, received widespread attention in the Canadian news media.

The report, which was released across the country, was quoted in several of the nation's leading newspapers, such as the Globe and Mail, the Saskatoon Star-Phoenix and the Province, among others. Various radio and television stations and 23 Web sites also mentioned the report.

In all, 5.5 million consumers were exposed to the message.

While higher housing values and tight inventory levels have hampered home-buying activity so far this year, longer amortization periods and alternative housing types have offset the impact on most major markets across the country, according to the report.

The Globe and Mail referenced the RE/MAX report in the opening paragraphs of its story, "Legions of first-timers are adding years of extra mortgage payments so they can buy a house, or putting little or no money into a down payment."

The report reveals that despite a higher degree of frustration in the marketplace than in previous years, first-time buyers are resolute in their quest to buy a home. In fact, entry-level purchasers are adjusting their expectations by sacrificing size, location, and even long-term financial freedom, to overcome challenges such as rising prices and serious supply issues.

First-time purchasers continue to play a pivotal role at both the local and national levels. The impact they have on the housing market is significant, as they are the impetus for sales in the mid-to-upper price ranges. As long as this segment of the market remains healthy, the real estate outlook will continue to be favorable. It is a great time to buy in Sunny Arizona!

Foreclosure Facts and the Fed Reacts

A few weeks ago, I was invited to appear on a local Denver TV interview program and on Sunday I went to the studios for the live broadcast. I was asked about the real estate market in Denver, and some general questions about the RE/MAX organization. Then came the topic of the day - foreclosures.

In a question submitted by email from a viewer, I was asked, "Who was most responsible for the sub-prime mess and all these foreclosures?" Of course, I have strong feelings about the current situation and didn't try to avoid the question.

I responded that Wall Street investors, who bought and sold questionable securitized mortgages were probably mostly at fault. Well, the next thing I knew my response ended up in a story on CNN the next day. It's a complicated issue, but I stand by my belief.

Now, I'd like to take this opportunity to discuss the foreclosure situation. Even though it can be a tragedy for those affected, the most important thing to understand is that the vast majority of home loans are being paid on time and will never enter foreclosure.

The Mortgage Bankers Association tells us that in the 4th quarter of 2007 only 2.04% of all mortgages were in the foreclosure process. That means that 98% of all home mortgages remain solid investments. And keep in mind that sub-prime loans represent 14% of all mortgages.

Today, there are numerous governmental and private organizations that stand ready to assist those who are facing foreclosure. However, an unfortunate truth is that over 50% of those entering foreclosure never have a single conversation with their lender.

Of course, foreclosures have an impact on inventories and eventually home prices, but they can offer a tremendous opportunity to other home buyers and to real estate agents.

Recently, when I was speaking in Las Vegas, I learned about the "Foreclosure Bus Tour" created by RE/MAX Central to escort groups of prospective buyers to several properties in a single afternoon. The bus tour was generating a lot of local interest and was featured on local television and CNN. I'm also aware that some of you are now very active with home auctions.

The simple truth is that foreclosures are a fact of life and they're a significant aspect of this market that can't be ignored.

So, what can the government do to help? Ideally, we don't like to have the government get involved in the marketplace. However, given the pressure on politicians in an election year and the severe lack of investor confidence, the Fed is trying several different strategies to support the market.

The Fed has lowered interest rates, Congress has passed a stimulus package and mortgage lenders have instituted innovative assistance programs. But the sub-prime loans keep adjusting, foreclosures keep increasing and investors are still shying away from mortgages.

This week, the Fed promised to lend Wall Street up to $200 billion, while accepting otherwise unpopular mortgage backed securities as collateral. Wall Street reacted with the sharpest rise on the stock market in several years. But how will it impact our real estate market?

If this stimulus is what it takes to restore confidence in the big investors, then mortgage lenders would be able to lower rates, and have more flexibility to deal with defaults. It could have a very positive impact on the market. However, this situation will not turn around tomorrow. As real estate professionals, we must have strategies in place to make the best of the situation and I will be talking about such strategies in my next posting.

"RE/MAX Real Estate" Ranks Among Top 5 Search Terms

"RE/MAX real estate" ranks No. 4 among real estate search terms on the Internet, according to a recent study by Hitwise, an online competitive intelligence service.
RE/MAX was the only real estate franchise to appear in the Top 10, with "Century 21" coming in far behind at 16.

Hitwise, a subsidiary of Experian, has been collecting and analyzing data directly from Internet Service Providers (ISPs) since 1997. The extensive sample size of data analyzed (25 million people worldwide, including 10 million in the U.S.), provides detailed information on search terms used to find thousands of sites.

The terms were ranked by volume of searches that brought traffic to Web sites in the Hitwise Business and Finance - Real Estate category for January, based on U.S. Internet usage.

'RE/MAX is the No. 1 Real Estate Franchise'

Magazine: 'RE/MAX is the No. 1 Real Estate Franchise'

RE/MAX is the nation's No. 1 real estate franchise - and the No. 10 franchise overall - according to Entrepreneur magazine's 29th Annual Franchise 500 survey.
The survey appears in the January 2008 issue and on the magazine's Web site.

7-Eleven beat out Subway to capture the top position overall. Subway, which had ranked No. 1 for the past seven years, came in at No. 2, with Dunkin' Donuts at No. 3.

RE/MAX has a long, successful history in the survey. It ranked No. 11 overall a year ago, No. 8 in 2006, No. 10 in 2005 and No. 19 in 2004.

Among real estate franchises, RE/MAX ranks No. 1 for the eighth time in the past nine years. The closest competitor - ERA - came in a long way back, at No. 43.

RE/MAX ranks No. 1 overall in the Low-Cost Franchises category. It finished No. 2 last year.

Additionally, RE/MAX tops all real estate competitors at No. 7 on the Global Franchises list and No. 10 among Fastest Growing Franchises.

All companies in the rankings are judged by the same criteria, the most important being financial strength and stability, size and growth rate. Also considered: number of years in business, length of time franchising, startup costs, litigation, percentage of terminations and financing options.

The factors are plugged into a Franchise 500 formula, with each eligible company receiving a cumulative score.

Selecting the right real estate agent to help you buy or sell your home is essential to a smooth transaction. For the best possible experience, you should consider a professional's background, personality and responsiveness.

Here are some tips to help you choose and work with your real estate agent.

How to choose a real estate agent

  1. When it comes to choosing a real estate agent, consumers who do their homework can save thousands of dollars and experience a smooth financial and physical transition. So don't waste time and resources - decide what's most important to you, and then find a professional who specializes in that area. Are you buying or selling a loft? A condo? A rural property? Raw land? An investment property? Perhaps cost is your main concern. Or timing. Whatever you decide, a RE/MAX Associate can help you.
  2. Ask friends and family members for referrals. Someone you know and trust may have a RE/MAX agent in mind to help you meet your real estate goals.
  3. If you've already determined where you'd like to live, drive through neighborhoods in the area and survey them for Realtor yard signs. Seeing the same name pop up on signs time after time may indicate that the agent is a specialist in the area. If you're thinking about selling, monitor the signs in your own neighborhood.

  1. If selling, ask the real estate agent how he or she would establish a price. Request a Comparative Market Analysis, also called a CMA, which shows the market value of similar homes in the area that are for sale or have recently sold.
  2. If selling, ask the real estate agent how he or she would market your property. Understand that some agents may prefer to first tour your property and then put together a comprehensive customized marketing plan to present at a later meeting. But if he or she can't suggest a single strategy when asked, you might consider interviewing other candidates..
  3. Ask the real estate agent how often you should expect to hear from him or her. Know how and when you will communicate to avoid unrealistic expectations. Pay attention to office hours and whether you'll be invited to stay in touch via a cell phone or e-mail.
  4. Ask how long the real estate agent has been licensed and how many buyers and sellers he or she has helped. While time is not the most important factor, it may demonstrate experience.
  5. Ask about designations. Interest in continuing education is a strong indicator of motivation and professionalism.
  6. Pay attention to the agent's listening skills. Does he or she cut you off before you've finished a sentence? There's nothing worse than looking at houses you have no interest in because the real estate agent has not listened carefully to your needs, or having your home on the market too long because it's priced incorrectly and the wrong buyers are being targeted.
  7. Ask the real estate agent what his or her fee structure is. Does he or she require a percentage of the sales price or work for a flat fee? Will the agent be paid another way?
  8. If you are unsatisfied with a prospect's plans or personality, thank him or her for taking the time to meet with you and repeat the process with another real estate agent. It can be time-consuming, but it's worthwhile.

    Once you've found the right real estate agent to represent you, hold up your end of the relationship. There are simple things you can do to help your real estate agent get you the best deal.

How to work with your real estate agent

  1. If you are selling, create an information sheet that lists your home's features and best qualities, especially those you know best that others might overlook. Give this to your real estate agent, who may be able to use the information in marketing materials or when talking with potential buyers.
  2. When selling, talk to the real estate agent about cosmetic improvements. Your home may need fresh paint or new carpet. (Make sure you choose neutral colors.)
  3. If selling, keep it clean. Eliminate cobwebs and dust. Keep the bathroom counters and mirrors wiped down. Vacuum and sweep daily during the selling process.
  4. If buying, be clear about what you want. Make a list of your priorities numbered 1 through 10 and give it to your real estate agent. You can always revise the list, but give your real estate agent something concrete so that he or she can research available listings more efficiently.

Food for thought

  1. Office environment can say a lot about a businessperson. Is it clean and organized? Do the office hours make it easily accessible? Are staff members pleasant and helpful?
  2. Your real estate agent is an authority you hire to help you make the right decisions, but you have the final word.
  3. Hiring a Realtor will give you the best advantage. Although many practitioners work part time, RE/MAX Associates are industry professionals who can provide their complete attention and expertise. This gives you an enormous advantage.
  4. Your residence is likely to be the biggest single investment you'll ever make. Buy and sell wisely.

Feds Likely to Cut Interest Rates on Dec. 11

Hope grows for a half-point cut from Federal Reserve

Recent comments by Fed Chairman Ben Bernanke and vice chair Donald Kohn indicate a rate cut is likely on Dec. 11. The only question is how big?

A quarter of a point cut or a half of a point cut? That is the big question for investors to grapple with between now and the Federal Reserve's next policy meeting on Dec. 11.

Wall Street has heard signals loud and clear that a cut is coming. First, Fed Vice Chairman Donald Kohn said on Wednesday that the central bank needed to be "nimble," and then on Thursday night Fed chair Ben Bernanke, speaking before a business group in Charlotte, N.C., indicated that the Fed will stay "alert" and "flexible."

"Bernanke gave the markets an early Christmas gift last night in Charlotte. If there were any doubts about a rate cut, they are now gone. He wrapped it up, stamped it and sent it in the mail," said John Norris, managing director of Oakworth Capital, a private bank based in Birmingham, Ala.

According to futures listed on the Chicago Board of Trade, investors are placing a 100 percent bet that the Fed will lower the key federal funds rate by at least a quarter of a percentage point to 4.25 percent. What's more, traders are factoring in a 34 percent probability of a half-point cut to 4 percent.

Worried about declining home values in the Valley - Phoenix AZ?

If you live in central Phoenix, north Scottsdale and patches of the East or West Valley, you don't need to fret. Average home prices in those areas are still climbing - and climbing rapidly, in some cases.

In other pockets around metropolitan Phoenix, the average price of an existing home dropped 6, 7, even 12 percent from the fourth quarter of 2005 to the first quarter of this year.

An analysis of sales by ZIP code shows most areas saw average home values climb, if only by a little bit, during the first part of this year. About a third of all metropolitan Phoenix neighborhoods experienced drops in price, according to figures from the Arizona Regional Multiple Listing Service.

The Valley's overall median home price has remained flat this year at about $265,000. Resales, meanwhile, are down 34 percent for the year.

"The Valley's housing market is going to be dicey for a while, and it's best to track it by neighborhood," said Terry Turk, president of Sun American Mortgage of Mesa. "I don't think we are at the bottom of the market, but it shouldn't be a dramatic drop from here."

The ZIP code data show that some of the price fluctuations are random, but they also show some trends: Many neighborhoods close to downtown Phoenix saw price increases, and many on the farthest edges of the Valley showed little improvement or posted decreases.

Part of Glendale in the West Valley saw a 7 percent dip. The average price of a home on the southeastern edge of Mesa dropped 12 percent. Some parts of the Valley are still seeing big increases in value. Republican Sen. John McCain's north central Phoenix neighborhood saw home prices jump 21 percent during the first part of the year. The average home prices in the established West Valley community of Litchfield Park climbed 11 percent. The north Scottsdale area that is home to McDowell Mountain Ranch saw prices rise 14 percent.

Declines should be pretty painless to most homeowners, unless they bought last year during the peak, have tapped all the equity in their homes or are trying to sell. Home prices in most of those neighborhoods shot up more than 100 percent in the past five years.

The data from ARMLS show that homes in neighborhoods closer to downtown Phoenix sold more quickly during the first quarter than those in outlying regions, even if prices in some of the areas were down.

Homeowners, buyers and housing analysts are all watching carefully to see what happens to Valley housing prices this summer, the traditional home-buying season.

"It's possible that home prices will drop 5 to 10 percent overall," said Jay Butler, director of the Arizona Real Estate Center at Arizona State University Polytechnic.

A company image seven stories tall. Multiply that by more than 90 and you have the largest fleet of hot air balloons in the world. Across North America and now increasingly around the globe, the red, white, and blue balloons emblazoned with the RE/MAX logo participate in balloon meets, highlight charitable and business promotions, and drift above athletic events.

And as the size of the actual fleet continues to grow, images of the tricolor RE/MAX Balloon logo multiply through every visual form of advertising and promotion. The RE/MAX Balloon, its logo form, and the accompanying "Above the Crowd"® slogan are all increasingly equated in the public mind with the RE/MAX organization itself.

Sale Away Balloon
The most eye-catching member of the fleet is the Sale Away Special-Shape Balloon. Each side represents the red, white and blue RE/MAX yard sign that has symbolized new beginnings for millions of people around the world.

More than 27 times taller than a standard RE/MAX yard sign, an estimated 100,000 people will see Sale Away every time it flies. Sale Away appears at sporting events and balloon festivals across North America.

The First RE/MAX Balloon
Admittedly, when RE/MAX first began its relationship with hot-air ballooning in 1978, the motivation was pretty straightforward: as a fledgling real estate network we needed a marketing image that would get noticed.

Just five years old at the time, RE/MAX already held more market share in Denver, the network's birthplace, than any competitor. Word of mouth was spreading fast about the network of highly experienced real estate agents who were proving to be more experienced, productive and knowledgeable than anyone else on the scene.

But market studies showed that among consumers in general, name recognition of RE/MAX ranked well below many lesser competitors.

Meanwhile, in New Mexico, a few RE/MAX agents and their regional leaders dreamed up the idea of entering a red-over-white-over blue RE/MAX Balloon in the 1978 Albuquerque Hot Air Balloon Fiesta. The RE/MAX ground crew wore jackets with patches that read, "Above the Crowd"®, a phrase devised by an Affiliate. And as often is the case with hot-air balloons, the RE/MAX Balloon really grabbed some attention. Plus, the imagery meshed perfectly with the RE/MAX network's emphasis on innovation, freedom and leadership.

RE/MAX International executives in Denver enthusiastically adopted the balloon image as the corporate logo. Within a year, Colorado had its own RE/MAX Balloon, and featured it prominently in a local television campaign. Within four months, RE/MAX held top name recognition in the Denver market.

Growth of the Fleet
The first gathering of RE/MAX Balloons was at the 1982 RE/MAX Great Balloon Race in Toronto. Six balloons participated.

Only six years later, 18 RE/MAX Hot Air Balloons were brought together outside Fenton, Mich. Spectacular helicopter footage of their morning flight over misty Midwestern countryside provided the basis of the RE/MAX "Take a Step Above the Crowd"® advertising campaign.

The third and thus far the largest mass ascension of RE/MAX Balloons took place in the foothills outside Denver in 1989, when 54 RE/MAX Balloons launched and were filmed in flight for yet another RE/MAX commercial. The grand RE/MAX ascension took place a day before the opening of the RE/MAX Balloon Festival, the largest charity balloon event ever held. Attracting 223 hot-air balloons from across North America, the festival was a fun-flying meet designed on a grand scale. Proceeds from the sale of tickets were shared between children's charities.

Promotion and Advertising
Besides highlighting promotional events, RE/MAX Balloons fly at all the major - and many minor - hot-air balloon meets across North America. RE/MAX Balloon pilots introduce school classes to ballooning, and couples ask to be married in the balloon.

The average RE/MAX Balloon makes 65 appearances a year, each event averaging more than an hour, for a fleet total of about 6,400 hours of advertising - equal to nearly nine months of 24-hour flying. RE/MAX expects to pass the 100-balloon fleet milestone in the near future.

The network's major graphic symbol, the RE/MAX Hot Air Balloon image appears on "for sale" signs, bus benches, billboards, in print advertising and television commercials. It is one of the most widespread and recognizable images in business marketing.

With its "RE/MAX Racing for Life®" slogan, RE/MAX International is proud to be a co-sponsor of the National Series Breast Cancer Survivor Recognition Program at Komen Race for the Cure events, the world's largest series of 5K runs and fitness walks. Komen estimates that more than 1 million people participated in its 2006 races.

The Susan G. Komen for the Cure Survivor Recognition Program celebrates breast cancer survivors and honors those who have lost their battles with the disease. RE/MAX shares sponsorship with Zeta Tau Alpha Fraternity, a nonprofit volunteer organization.

RE/MAX contributes pink survivor T-shirts and caps, as well as "In celebration of" and "In memory of" back signs and program banners for every race. RE/MAX Associates who are breast cancer survivors or who otherwise have been affected by the disease are encouraged to solicit pledges for their own participation. Corporate representatives host breast cancer survivor recognition tents at the more than 100 events in the United States.

Sold for the CureTM
RE/MAX launched a unique program early in 2007 exclusive to RE/MAX Sales Associates that allows agents to designate homes as Sold for the Cure properties in support of Komen for the Cure. The pink "RE/MAX in support of Komen for the Cure" banner that sits atop a RE/MAX yard sign means that Komen will receive a donation from the RE/MAX agent when that property sells.

The "$25 for 25" program
In October 2007, Komen for the Cure celebrates 25 years leading the fight against breast cancer. Together with its affiliate network, corporate partners and various donors, Komen has invested nearly $1 billion in research, education, screening and treatment since 1982. The organization has pledged to invest another billion over the next 25 years. In that time, 25 million people will be diagnosed with breast cancer and 10 million will die.

In an effort to support the organization's ongoing mission - and in celebration of Komen's achievements over the past 25 years - RE/MAX Associates will have opportunities to make $25 donations to Komen for the Cure throughout the month of October.
